Jair Lynch Advances Initial Phase of Renovations of Barcroft Property

Through the Master Financing and Development Plan (MFDP) process, Jair Lynch has identified a portion of the Barcroft community located between Four Mile Run and George Mason Drive to renovate—and move forward on important promises we made to residents when Jair Lynch closed on the Barcroft Property in December 2021.

 

We promised Barcroft residents that we would address immediate repairs, add amenities, and make property upgrades to improve the overall living environment. While we continue to evaluate the long-term planning of Barcroft, this portion of the property offers the opportunity to immediately improve and renovate 93 existing apartment homes located in this section.

 

The following buildings are part of this initial phase renovation. Residents living in these buildings have been contacted individually, and staff will be working with them on-on-one throughout the renovation process. This renovation is part of our commitment to preserving the affordability of Barcroft Apartments and ensuring that no legacy residents will be displaced.

When will renovations begin?

The soonest renovations would begin is early 2024. Not all apartments will be renovated at the same time.

How will residents of this initial phase of renovations be accommodated?

The safety and wellbeing of our residents is our first priority. That is why we want to deliver renovated and upgraded apartments as quickly as possible. Residents will have to move out of their home for renovations to be completed and will be moved to a similar-sized home at Barcroft. This is called an “on-site transfer.”

The on-site transfers will be done at no cost to the impacted residents. Jair Lynch will hire a professional, bonded, and insured moving company, as well as pay for all moving materials. A dedicated transfer team will be in place to assist in the process and ensure residents’ needs are met. This renovation is part of our commitment to preserving the affordability of Barcroft Apartments long-term and ensuring that no legacy residents will be displaced. 

What is included in the renovation?

Renovations will include the modernization of the apartment homes, as well as the improvement and enhancement of the existing buildings and property. Apartment renovations will include, but are not limited to, kitchen and bathroom upgrades, new in-unit washer and dryers, and upgrades to HVAC and other systems. We will continue to update residents on the full scope of renovations as we get closer to the project.

How will leases work for residents in the initial phase?

The Gates Hudson team will work with each resident of this initial renovation phase individually to ensure they are informed and engaged in the process. In some cases, as new leases are structured residents may see a decrease in their monthly rent to align with affordable housing guidelines.

How will I know where and when the next renovation will occur?

We are committed to making sure you are engaged and informed throughout the entire renovation process. Impacted residents will receive at least 120-days written notice before having to move out of your home and into a comparable Barcroft Apartment. As long-term planning for Barcroft continues and other renovation or redevelopment phases are identified, we are committed to keeping you updated and ensuring you are informed about any work that may impact your home.
